These Terms and Conditions (“Terms”) govern your access to and use of the Sterling House website and its content, forms, and related online features. By accessing or using the website, you agree to these Terms.

These Terms govern use of the website. A signed rental agreement, booking confirmation, platform agreement, or other reservation document may contain additional terms governing a particular application, reservation, or stay.

1. Eligibility and Authority

You must be at least 18 years old to submit a housing inquiry, apply for a rental, or enter into a reservation or rental agreement.

When acting for a company, insurer, staffing agency, relocation provider, or another individual, you represent that you have authority to provide the information submitted and to act on that party’s behalf.

2. Website Purpose

The website provides general information about Sterling House and its furnished, medium-term rental accommodations.

Website content is not a lease, rental agreement, binding offer, or guarantee of availability. Submitting an inquiry, joining the mailing list, or communicating with Sterling House does not create a reservation or tenancy.

A reservation is confirmed only when:

  1. Sterling House provides written confirmation;

  2. Any required rental agreement or booking document has been completed;

  3. Any required screening or verification has been completed; and

  4. Required funds have been received and accepted.

3. Availability, Rates, and Property Information

We make reasonable efforts to present accurate information. Nevertheless:

  • Availability may change before a reservation is confirmed.

  • Rates, minimum-stay requirements, deposits, included services, and other terms may vary by unit, dates, and length of stay.

  • Photographs are intended to represent the property, but furnishings, décor, appliances, amenities, and other details may be replaced or updated.

  • Distances, travel times, neighborhood information, and references to nearby hospitals, freeways, transit, or other destinations are estimates and may be affected by traffic, construction, closures, or other conditions outside our control.

Material terms for a stay will be stated in the applicable written agreement or confirmation.

Sterling House currently offers accommodations with a minimum stay of 30 days, as also stated on the website.

4. Applications and Screening

A prospective resident may be asked to complete an application or provide information reasonably related to identity, income, employment or assignment, rental history, references, occupancy, and the ability to satisfy rental obligations.

Separate disclosures and authorizations may be provided when a consumer report, credit report, background report, or identity-verification service is used.

Applications and reservations will be considered in accordance with applicable federal, state, and local fair-housing and other laws. Submission of an application does not guarantee approval or availability.

5. Rental Agreements Control the Stay

Every direct reservation may be subject to a written rental agreement, occupancy rules, property policies, and other disclosures.

If these website Terms conflict with a signed agreement:

  • The signed agreement controls matters involving the application, reservation, occupancy, payment, cancellation, property rules, or stay.

  • These Terms continue to control use of the website.

Nothing in these Terms limits any right or obligation that cannot lawfully be waived.

6. Third-Party Bookings

Sterling House may be listed on or receive inquiries through third-party services such as Airbnb, Furnished Finder, relocation services, or other housing platforms.

When you use a third-party platform:

  • You are also subject to that platform’s terms, payment rules, privacy policy, and cancellation policy.

  • The platform may collect fees or taxes that Sterling House does not receive or control.

  • Questions concerning a platform charge, account, or technical issue may need to be directed to the platform.

  • A platform’s policies control to the extent they govern a transaction completed through that platform.

Sterling House is not responsible for the availability, operation, security, accessibility, or independent conduct of a third-party service.

7. Payments, Cancellations, and Refunds

Payment schedules, cancellation rights, refund eligibility, security-deposit terms, and early-departure obligations are governed by the applicable booking confirmation, signed rental agreement, third-party platform rules, and the Sterling House Cancellation and Refund Policy.

Amounts displayed in an initial discussion or inquiry are not binding until confirmed in writing.

8. Electronic Communications

By contacting Sterling House electronically, you consent to receive communications related to your inquiry, application, reservation, payment, or stay by email, telephone, text message, or another method you provide.

Promotional communications will be sent only as permitted by law. Consent to marketing is not a condition of receiving housing services, and you may unsubscribe from marketing communications.

9. Acceptable Use

You may not use the website to:

  • Violate any law or infringe another person’s rights.

  • Submit information that is false, fraudulent, misleading, threatening, defamatory, or unlawfully discriminatory.

  • Impersonate another person or misrepresent your authority.

  • Introduce malware, malicious code, or harmful material.

  • Attempt to bypass website security or gain unauthorized access to systems or data.

  • Interfere with the operation of the website.

  • Scrape, copy, harvest, or commercially exploit website content or visitor information without written permission.

  • Use automated tools in a manner that unreasonably burdens the website.

  • Use Sterling House branding or content to misrepresent an affiliation, endorsement, listing, or rental opportunity.

We may restrict website access or disregard submissions associated with fraud, abuse, security threats, or prohibited conduct.

10. Intellectual Property

The website and its original text, photographs, graphics, logos, design elements, videos, and other content are owned by Sterling House or used with permission and are protected by applicable intellectual-property laws.

You may view and print limited portions for personal, noncommercial use related to evaluating Sterling House accommodations. No other reproduction, publication, distribution, modification, sale, or commercial use is permitted without prior written authorization.

Third-party names, logos, and content remain the property of their respective owners.

11. Reviews and Testimonials

Reviews and testimonials reflect the individual experiences and opinions of the persons who provided them. They do not guarantee that every guest will have the same experience.

Reviews may be shortened or formatted for space and readability, but Sterling House will not knowingly change their substantive meaning.

12. Website Disclaimer

The website is provided on an “as available” basis for general informational purposes. To the fullest extent permitted by law, Sterling House disclaims warranties concerning uninterrupted website access, error-free operation, compatibility with every device, or the accuracy of third-party information.

This website disclaimer applies only to use of the website. It does not waive or limit legal duties concerning habitability, property safety, fair housing, accessibility, or any other right or obligation that cannot lawfully be disclaimed.

13. Limitation of Liability

To the fullest extent permitted by law, Sterling House will not be liable for indirect, incidental, special, consequential, or punitive damages arising solely from use of, or inability to use, the website or a third-party link.

Nothing in these Terms excludes liability for gross negligence, willful misconduct, fraud, or any liability that cannot legally be excluded or limited. Liability associated with a particular rental or stay is governed by the applicable agreement and law.

14. Indemnification

To the extent permitted by law, you agree to indemnify and hold Sterling House and its owners, representatives, and service providers harmless from third-party claims arising from your unlawful misuse of the website, your infringement of another person’s rights, or information you submit without authorization.

This provision does not require indemnification for Sterling House’s own negligence or unlawful conduct.

15. Governing Law

These Terms are governed by the laws of the State of California, without regard to conflict-of-law principles. Subject to any different requirement in a signed agreement or applicable law, disputes concerning website use will be brought in a court of competent jurisdiction in Los Angeles County, California.

16. Severability and Waiver

If a provision of these Terms is determined to be invalid or unenforceable, the remaining provisions will remain in effect to the fullest extent permitted by law.

A failure to enforce a provision on one occasion does not waive the right to enforce it later.

17. Changes to These Terms

We may revise these Terms when our website, services, or legal obligations change. Revised Terms will be posted with an updated effective date. Your continued use of the website after revised Terms are posted constitutes acceptance of the updated Terms.

Changes will not retroactively alter a signed rental agreement unless the parties lawfully agree otherwise.
